Case Study

“Catherine” is buying a $500,000 home in The Peninsula with 20% down and a loan amount of $400,000. Catherine has decided to use Walden Mortgage to finance her loan. With the incentive program, she now has $8,000 to use in one of the following ways:

Option 1: Catherine can use the $8,000 to cover most, if not all, of her closing costs and prepaid expenses so that what she brings to the closing table is mostly down payment.

Option 2: Catherine can use the $8,000 to lower her rate by .50% to .875%. This will save nearly $15,000 over a five-year period.

Option 3: Catherine can use 1% of the loan amount ($4,000) to lower her rate .25% to .50%. This will save nearly $7,500 over a five-year period based upon the example below. This will leave the remaining additional 1% to go towards closing costs.
